#1. Headline is the most important part of your listing. Copywriters, those who write words for advertising and promotional purposes, spend a large portion of their time in writing the headline rather than the body of any ad. Sometimes, as in billboards, the headline is all there is. When framing a headline for your ad, make notes on the keywords you would prefer on it . Balance the final phrase in a manner that the most relevant and searched terms are being displayed. For instance, if you have a Restaurant business in San Diego, CA, you may want to create the headline depending on the type of restaurant and the exact location of your restaurant business. Mexican Restaurant for sale – San Diego, California is a good headline to start with. The benefit of creating a more specific ad like the one above is that you will receive inquiries from buyers exactly matching
your criteria warding off the less or zero potential ones. The advantage goes further.. No unwanted inquiries through phone/email, helping you concentrate on the important leads thereby making your sale smooth and stress free.

#2. Sub headline is another catchy phrase that you can place in your ad. Headlines and sub headlines catch the attentions of buyers easily since they appear in search phrases on websites and search engines more often. When a buyer searches for a Mexican restaurant business, there is always a chance that he will pick the ones with the headline “Mexican restaurant for sale-San Diego, CA” versus “Restaurant for sale, CA” or “Restaurant for sale,San Diego, CA” What if I say that the first one also had a sub headline with a catch phrase like “Profitable ” or “Extremely Heavy Foot Traffic Area. Fun and easy to operate! which ever is applicable in your business…

#3. Description of the ad: Always make the body of the advertisement easy to read and less confusing. It’s always a good practice to gather the information in bulleted form and arrange it in the order of importance. It’s up to you to disclose or not disclose facts like the asking price, gross, inventory , reason for selling etc in the ad. Include your email addresses, telephone primary and secondary numbers at the end of the advertisement.

Make your advertisement sound natural. Don’t over do it. Always highlight the best facts about your business and at the same time be honest about it. The best tactic is think from a buyer’s point of view and frame the ad.

Before you venture out and buy a restaurant, you should consider finding out the important facts. Restaurants may be the most sought after businesses for sale. You may find yourself in the position of buying a restaurant that is already doing quite well with a solid customer base. However, make sure you know the full story behind the business before signing on the dotted line.

What is The Real Story?

There is a real story behind every attempt to sell a restaurant. The answer can be right on the surface, on the other hand, finding the real reason may take some probing. If the customers stopped coming, it will benefit you to know why. When organizing the plans to buy a restaurant, you need to know if there are any pending legal or financial issues surrounding the need to sell.

Make Sure You Check All the Books

Your plan to buy an existing restaurant business should hopefully contain elements that will make you a tidy profit. If so, put on your detective hat and make it a point to carefully examine recent expenses and sales to ensure the restaurant you have your sights set on is in the black. This means taking the books to your accountant to see if anything looks suspicious on the surface. Are all the payments going where they should? Does the restaurant have a healthy bank account? Are there any hidden expenses that will show up when you least expect it?

Is the Restaurant’s Reputation Sterling?

Restaurants draw clientele base on reputation as much as anything else. A great way to get the inside scoop when buying a restaurant, is to ask the restaurant’s vendors if the business has been paying its bills on time. If your potential vendors are unhappy with payment performance, this should send up the red flag in a hurry. It is also a great idea to spend time in the restaurant you plan to buy as an actual customer. There is no better way to measure customer service and obtain on overall feel than to sit at the table and be served.

Whether the restaurant is one-of-a-kind or an existing restaurant that is part of a business chain, there are principles to consider that will give your venture a better shot at success. A restaurant concept that is well-defined stands a much better chance of long term success—and after buying a restaurant, it is wise to set specific goals from the very beginning that will define and measure your restaurant’s success.

Longevity

For the adventurous at heart that plan to buy an exiting restaurant business, it is prudent to know that business conditions can change over night, and your success may depend on being able to meet the changing demands and buying habits of the customer. And, you can bet on your customer base changing periodically. “Winning” is essential, and means maintaining success over a long period. Aspects of your business will change over time—it is simply the nature of how things are. Staying on top of trends without veering away from the loyal customers may prove to be a winning combination.

Market Appeal

If you want your restaurant to be busy, an appealing concept will be the thing that wins the day. Restaurants that have a broad and well-developed “theme” enable them to form and dominate a market niche. People will frequent a restaurant that has good appeal—and the more familiar you are with the demographics of your potential customers—the greater your chances will be of running a smooth and successful operation. A restaurant with solid appeal makes a person “feel” good about being there, and the word of mouth endorsements that will surely follow can prove to be a great benefit.

Thing in Terms of Expandability

After successfully buying a restaurant, you can never tell what direction your venture will take. If you have a winning business plan, it can be a good platform for securing a lease or going to a money source to obtain funding. Also, a good business plan will help you to develop systems and procedures required to maintain a state of consistency. Who knows, opening that second restaurant might become a viable option! And before long, you may be looking at a chain of restaurants opening across the states.

Fully Examine the Assets

You should have full access to the assets listed for the restaurant business. This means taking a close look at the age of the equipment. How old is the stove, and are any of the rest of the assets outdated? Is the location of the restaurant up to existing building codes? Even the name of a restaurant can be considered an asset. What does the name imply, and is it in step with the customer base you want to attract? How to buy a restaurant and reap the benefits is best realized when you have a comprehensive action plan in place.

Car wash business and it’s opportunities

When most people think of a car wash, they tend to think of an exterior-conveyor wash. These are the washes that put cars on a motorized track and drag them through a tunnel where they are rinsed, soaped up, washed, rinsed again and possibly waxed. The cars then emerge clean (and perhaps even relatively dry) at the other end. But this is only one type of car wash. Other types of washes include:

· Full-service: This is basically a combination of the exterior conveyor with an inside cleaning added in.

· In-bay automatic (also called a rollover): This type of car wash is an automatic wash consisting of a machine that literally “rolls over” a stationary car parked in a washing bay.

· Self-service: Most self-service car washes are coin-operated brush-and-hose combinations that the driver uses to dispense soap, wash the car and rinse it off.

The Car Wash That’s Right For You

Some of the factors to consider in making your decision include:

· The amount of capital you have at your disposal

· The amount of time you want to spend running the business

· The amount of money you’re hoping to make

The type of car wash that’s going to require the biggest investment from you, both in terms of time and money, is a full-service wash. That’s also the type that tends to generate the most revenue. But unless you have $1 million or more to invest upfront, it’s probably not the best choice. Moving down the line, an exterior-conveyor car wash is the next highest in terms of start-up costs, followed by an in-bay automatic car wash, and finally, a self-service car wash.

Each type of car wash has its advantages in terms of time and capital investment vs. profit potential. If your goal is simply to make extra money to supplement another income, consider sticking to a car wash with a few self-service bays—at least initially. If this new business is intended to be your life’s pursuit and your primary income, you’re probably going to need a full-service or exterior-conveyor car wash to make that happen. Another factor affecting how much start-up capital you’ll need is whether you want to lease or buy an existing car wash business, or start fresh by building a brand-new facility of your own.

How Much Can You Really Make?

That depends on

· What type of car wash will you operate (exterior-conveyor, full-service, in-bay automatic or self-service)? In general, the more services you provide, the more money you’re going to make. A full-service car wash, which frequently “up-sells” customers, has a higher profit potential than a self-service car wash.

· How much business will your location support? If your full-service car wash is in an area filled with high-income professionals driving European sports cars, it’s probably going to do better than if it’s located in a low-income neighborhood or an economically depressed town. Different areas will demand different types of car washes. While an affluent neighborhood may have a greater market for full-service car washes, a moderate- to low-income area might have greater market demand for in-bay automatic or self-service car washes. In short, you must match your services with the demands of the neighborhood in which you’ll do business.

Starting a Business in California-Rules and Procedures. When starting a new business, there are many important decisions to make and many rules and procedures that must be addressed. The following steps have been developed to assist you in starting your business.

Step 1:
Begin with a business plan. A business plan precisely defines your business, identifies your goals, and serves as your firm’s resume. It is a blueprint of every aspect of your business. Sales, Marketing, Advertising, Promotion and Location are just some of the aspects of creating a plan. It helps you allocate resources properly, handle unforeseen complications, and make good business decisions.”The business plan is a necessity. If the person who wants to start a small business can’t put a business plan together, he or she is in trouble,” says Robert Krummer, Jr., chairman of First Business Bank in Los Angeles.
To read a detailed version on creating a business plan follow the link to United States Small Business Administration.

Step 2.
Decision on location of your business is the next step. Visit the California’s chamber of commerce for help on location of your small business

Step 3.
A legal representative and accountant should be consulted before making a determination as to the type of business entity to form.Select a business entity type from the following list for a brief overview of the principal types of legal business structures available in California.

Sole Proprietorship

Corporation

Step 4.
File your tax and employer identification documents.

Business Growth and Expansion: The Secret

Expansion is a natural by-product of a successful startup. Growth helps a new business secure or maintain its competitive advantage and establish a firm foothold in the market. Growth is the result of a strong vision on the part of the entrepreneur and his or her team. Recall that one of the important tasks you need to undertake when you begin to put together a business plan is to have a vision for the company that becomes the guiding light for your entire decision making.
If, for example, you want the company to be known as the customer oriented company in the industry, you will probably choose a more controlled growth plan so that you can develop long-term customer relationships as the company grows. If, on the other hand your vision is to be the largest company in the industry, you choose a growth strategy focused more on rapid growth and acquisition. Some entrepreneurs’ shy away from growth because they are afraid of loosing control. That fear is not unfounded; many businesses falter during rapid growth because of the enormous demands placed on the resources of the company. But with solid planning in place before growth occurs, you can avoid many of the pitfalls of rapid growth.

Choose the right time for selling your business

Would you be surprised if i say that the right time to sell a business is when the company’s future is at it’s greatest?
IF you are, let me explain why.
Let’s divide the growth of a company into 3 stages: A, B, C
The “A” stage of the company is when the company is in it’s primary years of learning to survive it’s competitors and has just started to enjoy the fruit of the harvest. “A” stage of the company is certainly not the time for selling since the track record is almost nil.

Next is the “B” stage when the company has outgrown it’s competitors, when it’s current market share is recognized in the industry, when it has an advantage, e.g., being first with something that no competitor will have for at least six months, when it’s margins are good and there is every prospect that it will be as good or better down the line.

(To sell at the right time, you must also know your industry market. Do not sell businesses in down markets; only sell businesses in up markets and if your business is in an industry with down cycles, only sell when the market cycle is headed up.)

The “C” stage of the company happens when the company is at a position with minimal growth prospects.. Certainly no buyer would accept the company at that stage.

When you sell a business, you are selling its opportunities. You are selling prospects for growth and profitability. Buyers want a return on their investment and that only comes from future opportunities.

For example, you may work with a buyer who says he wants to earn back the purchase price in four years. If the company he buys is earning $7 million in annual profit, he may offer $28 million as the purchase price. However, if it can be convincingly shown that earnings will increase by $1 million a year, he may offer as much as $40 million as the purchase price.
Receive the highest dollar value for your business when the national economy is strong and when your particular business is having its best year ever (with the next looking even better). Getting out earlier than you like is often preferable to getting out too late.

There are tons of ideas you can put into effect when you sell a business. Here are some more:

Start preparing to sell well before you place your business on the market. In the employment business, some say the best time to start looking for your next job is as soon as you begin your current one. Let’s use that analogy for selling your business. Begin looking at how you can improve its salability right now, even if you don’t have plans to sell. Why even consider adding extra work onto your already full plate? Because you know that your circumstances and plans can change, and this helps you be ready faster and obtain a better price in any selling market environment should you find yourself wanting or needing to sell.

Be clear whether you want the new owner to make changes to what you have built. For example, from time to time, buyers come into the market and buy the parent company of a number of operations and, bringing their ideas of how to improve the businesses, immediately begin to meddle with the fine tuning that makes these companies hum and gives them their value. A change in hours, return policies, treatment of preferred customers, employee benefits, vendors, and all of a sudden, customers evaporate like water on hot asphalt while employees freshen up and shop their resumés. One by one, the businesses close, long-time employees are let go, and the new owners have to make a public apology for ruining a town institution. Then the former owner is interviewed, regrets having sold in the first place, and the whole thing is rather messy. If you want some continuity in how your business is run, plan on it ahead of time.

Apply window dressing to the books. Can you show a steady healthy growth in the various accounting metrics that apply to your business while eliminating potential red flags such as growing accounts receivables or cost of goods sold as a percentage of sales? Do what you can to cure financial defects first, then move onto the more cosmetic areas.

By always being ready to sell, you keep that option open to you. And I’m sure you like having more options in life.

Owning a home can save you money on tax

Homeowners enjoy many financial advantages. These include significant tax benefits that reduce the overall cost of owning a home. In fact, the after-tax cost of home ownership is often lower than renting. Here are the basics everyone should know.

Interest Payments
Up to 100% of the interest you pay on your mortgage or home equity may be tax deductible. This is especially true in the early years of a home loan when most of your monthly payments are applied to interest.

Closing Costs
Many of the closing costs associated with buying a home may be tax deductible. For instance, you may be able to deduct the real estate agent’s commission, attorney’s fees, surveys, title searches, and transfer taxes.

Discount Points
When you buy a home, you might pay points — also called discount points — to the lender. A home loan may include one to three points, which are considered pre-payment of the interest on your mortgage. You may be able to deduct all of the points from your taxes in the year you paid them, or you may have to deduct them over the life of the loan.

Property Taxes
Any property taxes you are paying on your first or second home may be tax deductible.

Home Office
If you have a home office for your business, you may take advantage of home office tax deductions. This may include part of your utility bills or the cost of repairs.

Home Equity Loan to Pay Your Taxes
Short on money at tax time? If you own your own home, you may be able to use your home’s equity to pay off your taxes. Interest rates may be lower than credit cards or personal loans. And, regardless of how you use the money, the interest may be up to 100% tax deductible1 on the following year’s taxes.
